JOB TITLE: Transaction Manager, SPAIN & PORTUGAL REPORTING LINE: Head of Asset Management and Transaction Transactions Profile, Spain & Portugal, Property Reporting to the Head of Asset Management and Transactions for Spain and Portugal, assist on the financial analysis of all investment opportunities, deal allocation and coordination of the execution of transactions on behalf of all mandates investing in Spain & Portugal.
This will be carried out in line with abrdn's property investment approach, process and policies.
This new role has responsibility for the screening of relevant deals from both on market and off-market sources from brokers, property companies, developers, REITs and others, summarising the information and discussing with the Head of Asset Management and Transactions for Spain and Portugal.
Ideally, the new role would also have some knowledge of property asset management in the Spanish & Portuguese markets and be able to leverage from it when analysing investment opportunities.
RESPONSIBILITIES Have good interaction with the wider property team (Head of Asset Management and Transactions for Spain and Portugal, Asset Management Team for Spain and Portugal, Fund Management, and Research and Strategy).
Contribute to the funds' and mandates' performance by: Helping to develop financial analysis and cash-flow models for investment opportunities Helping to achieve the targets in investment plans related to transactions Helping in selling and purchasing properties at the most favorable price and terms Reducing legal and financial risk in transactions Screening relevant and attractive investment opportunities in the transaction market Having regard to enhancing sustainability in portfolios Helping to develop and follow up the Budgets, for the funds' and mandates To work with the Spanish Real Estate team and wider fund management team to analyze deals proactively To carry out cash-flow modelling, coordinate execution of transactions, due diligence, input to investment committee approval, complete checklists, dialog with external advisors, etc.
To register all incoming deals into Propex To develop an internal Data Base with main data of all transactions analyzed and follow up of that deals in the market To coordinate and participate in the deals allocation meeting, and ensure all property introductions are responded to in a timely manner with clear indication of whether they are valid and whether they are being proceeded with To assist in the assessment of offered properties/deals, including providing analysis and calculations with regards to valuation and risk To assist in the preparation of investment - and divestment proposals (IC paper) prior to Fund Manager sign off To oversee preparation of quarterly/annual valuations of the different assets.
To assist in the hand-over of acquired properties to the asset management team Knowledge and skills A motivational, entrepreneurial and proactive approach A good understanding of the execution of transactions A good level of understanding and knowledge of how the investment market in Spain, and ideally in Portugal, works Practical experience and knowledge of the transaction process including the screening and analysis of investment opportunities A history of success in helping to closing deals Good understanding of the sources of risk and return within a property portfolio from a single tenancy unit up to portfolio level High level knowledge of Microsoft Excel with ability to create complex cash flows, IRR calculations, discounted cash flows and development appraisals Good level knowledge of other Microsoft Tools such as Word or Power Point.
Ideally, knowledge of Argus Fluent in English Key Competencies 5 years' experience of property in Spain and ideally in Portugal, as well Ability to demonstrate business success and utilising the resources necessary to obtain business results Qualified to degree level Good understanding of financial modelling, investment and valuation background Good analytical skills Mixed Commercial & Residential background ideally Communication skills Strong attention to detail Client /Customer Focus Trust and Integrity Uses technical knowledge to inform Stakeholder management Strong planning and prioritisation Impact and influence Industry and market knowledge We're committed to providing an inclusive environment.
