The Maintenance Technician is responsible for the overall operation and maintenance of equipment designated under the management team including the day to day operational and maintenance requirements.
The Maintenance Technician reports directly to the Facilities Manager and consequently to the Director of the Residences.
DUTIES AND SUPPORTING RESPONSIBILITIES Execute Standard Operating Procedures (SOP's) developed by Engineering Department.
Execute Policy and Procedures (P&P) for engineering practice developed by Engineering Department.
Execute preventive maintenance programs developed by the Engineering Department.
Conduct day to day operation of various Electrical, Mechanical, Plumbing and HVAC (Heating, Ventilating, Air Conditioning) systems for the residences.
Conduct Inventory of material and spare parts used within the process of maintenance.
Coordination of external suppliers.
Work closely with various departments such as Housekeeping, Security and Concierge to solve day to day operational issues.
Participate in fire drills, testing of Fire, Life, Health and Safety systems.
Participate in departmental meetings, seminars, training etc.
Maintain all equipment and systems functioning to optimum benefit.
Conduct preventive maintenance work and provide input for long-term planning to the enhancement of the building.
Provide ideas for the improvement of the building short and long term.
Follow up the FLHSS audit, reporting to the Facilities Manager.
Conduct a daily walk through on critical equipment.
Attention to possible issues and breakdowns.
Carry out small repairs (plumbing, electricity, etc..).
Interpretation of electrical and hydraulic drawings.
The Maintenance Technician requires the following personal attributes: Must possess an intermediate school diploma or equivalent (FP2 or similar).
A minimum of 2-5 years working with electrical, mechanical, plumbing and fire protection systems.
Must have a basic understanding of construction systems.
A minimum of 2-5 years in working within an engineering and maintenance environment.
A minimum of 2-5 years in working with CMMS (Computerized Maintenance Management System) – GMAO system.
Must possess a Luxury hotel or Residential background.
Must possess some background in working with Fire, Life, Health and Safety audits.
Must possess some background in working with BMS (Building Management systems).
Must possess basic knowledge of computer programs such as Office 365, Windows etc.
Must possess some background in working with technical drawings.
Good written and verbal skills in Spanish (Intermediate level of English is required).
