Duties which aim to support the Spanish team on development and technical projects, managing Capex schemes and the monitoring of budget and forecast expenditure information.The main focus will be on managing Capex schemes and supporting third-party Property Managers on R&M works. The Technical Manager will report to the Director, Technical Management, Spain and will be required to maintain a very close working relationship with the Spanish Asset Managers and Analyst teams. The role will require a person capable of working both on an individual independent basis and as part of a team which will often include external technical consultants. The Technical Manager needs very strong English language reporting capabilities and will need to adopt a clear mind, proactive and pragmatic approach to achieve their objectives. A good knowledge of sustainability is beneficial to contribute to Logicor's ESG objectives.Main ResponsibilitiesCoordinate and oversee the Capex program within the existing Logicor portfolio (in coordination with the Technical Management team).Support third-party Property Managers in managing R&M projects on a daily basis.Prepare both Spanish and English language reports showing status of progress, cost, and quality of R&M projects.Work closely with customers and service suppliers ensuring effective and proactive management of R&M projects, establishing a trusted point of contact with tenants and suppliers.In cooperation with the Spanish Asset Management and Analyst teams, support the asset teams in managing technical issues on existing assets.Coordinate and monitor external supplier(s) performance to ensure optimal service, cost control, and compliance.Coordinate and monitor cash flow for individual Capex schemes.Support budgeting, sourcing, structuring, and managing contracts with external service providers to ensure value for money is achieved.Support annual budgets and quarterly forecasts for Capex.Provide feedback to the teams to optimise future property design from a maintenance perspective.Support permitting processes concerning R&M Capex projects with the support of external consultants and Property Managers.Coordinate the handover of projects and "make ready" activities.Support the implementation and maintenance of an efficient and suitable asset technical documentation archive.Provide support to the Technical Management team on overseeing new construction projects, including in-depth scheduled deliverables and cost estimations, as well as on other tasks that may be appropriate to ensure that the portfolio is maintained in accordance with the principles of good practice.As part of the technical team, follow up on insurance claims and reporting procedures.Have a good understanding of current European sustainability and energy directives such as BREEAM/LEED certifications.Leverage a good understanding of current Spanish and European sustainability and energy directives to support, implement, and augment Logicor's sustainability program.Skills, Knowledge and ExperienceIndustry-specific degree/Engineer/Architect/Technical Architect or member of an industry body such as the Institute of Chartered Builders or Surveyors.A minimum of 5 years post-degree or chartered experience in construction works focused on logistics and industrial assets.Strong knowledge in construction and property management services, keen motivation to develop experience in the logistics real estate market.Advanced knowledge of construction management processes means and methods.Expert knowledge of building products, construction details and relevant rules, regulations and quality standards.Understanding of all facets of the construction process.Ability to demonstrate good leadership, coordination, and communication skills with internal and external teams.Strong work ethic with drive and determination to thrive in a demanding work environment and to meet tight deadlines.Ability to travel with some overnight stays.Experience working in a cross-border, cross-cultural environment.Advanced English language skills and strong verbal and written communications and presentation skills.Good working knowledge of Excel, PowerPoint, etc.Advanced knowledge of design and management software packages (CAD, MS Project, etc.).
