ResponsibilitiesEstablish relationships with Key Client Stakeholder, business partners such as EHS and Quality leads, to establish trust and credibility in the delivery of Hard servicesManage the performance of Hard Services delivery in order to minimise/eliminate down time of the equipment within the JLL scope of worksManage compliance (regulatory and JLL required) for all systems in JLL scope of worksResolve Hard services FM issues, perform root cause analysis and propose continuous reliability improvementDrive and promote safety culture including subcontractors, suppliers and visitorsSLA & KPI tracking systems (PPM and Critical PPM compliance measurement)Manage subcontractors and suppliers to deliver goods and services against contracts and expectationsManage on site teams including allocating resource, delegating workload, ensuring adherence to best practices.Work closely in network with other Hard Services Managers in order to exchange good practices amongst all Client's sites on the Account.Liaising with the EHS and Quality teams, and assist with any technical issues arising from an incident, near miss, investigation or other circumstances which require an engineering subject matter expert.Support in the implementation of short and long-term projects for the client as requested.Implement JLL best practices in the interest of exceeding client goals and expectationsHold regular meetings with the Client's stakeholders, ensuring that performance is reported to client – e.g. external maintenance, central plant management.Monitors failure data generated by customer using product to ascertain potential requirement for product improvement.Analyzes equipment trends and manages life cost cycle.Support the preparation of Service Schedules in line with predictive maintenance best practice techniquesOperational audits for engineering system reporting and complianceAct as an On-Call Manager for site operational supportRequirementsEssential Degree in Engineering, or a related field, Technically qualified professional engineerExperience in fast moving environmentDemonstrating excellent working knowledge of buildings services installations including HVAC / Electrical and other technical systemsExperience in maintaining engineering environments and providing hard servicesExperience of managing facilities contracts P&LA strategic thinker with capability and experience to work with a wide range of stakeholders in multiple geographies and cultures.Ability to communicate difficult concepts and negotiate with others to adopt a different point of viewStrong communicator – good presentation skills and possesses strong verbal & written communication skills (English & Italian); also an active listenerQuality Management knowledge and experienceLocation: On-site – Madrid, ESP
