The Sales Manager is responsible for coordinating and delivering activities that help to achieve our leasing goals and objectives.
The Sales Manager will build, manage, and scale our central leasing team to deliver exceptional results.JOB DESCRIPTION Key Role Responsibilities: Leads the central sales team towards achieving leasing goals and occupancy and acts up covering their line manager responsibilities in his or her absence ensuring work is organised and executed in line with Greystar expectations.Delivers our key KPIs such as telephone service levels, response times, and key leasing conversion ratesDevelop a scalable and adaptable centralised leasing solution for our portfolio using technology enablers and peopleRecruit, coach, and develop the central sales team, to create a high-performing team environmentForecast and manage resourcing levels in the central sales team in line with consumer demand and seasonal fluctuations (i.e.
shift patterns, headcount) to manage operating costs and deliver an exceptional customer experienceHas strategic relationships with our key demand channels such as ILS sites, OTA's, and Agents to identify areas of opportunity to improve the sales funnel and conversion optimizationCreate and maintain the use of Sales aids such as call script frameworks, email response templates, and knowledge databasesImplements a uniform approach to the team across all contact channels and brands by monitoring the quality of calls, webchats, emails, and viewings.Possesses brand knowledge and awareness, ensuring the team acts as brand ambassadors.Works in partnership with marketing to shape local marketing and leasing strategies based on relevant market data and deep market knowledge and ensures marketing campaigns, advertising, and promotional activities are effectively implemented.Uses the Company's property systems to generate sales and leasing reports and monitors unit availability data and ensures it is accurate and up to date.Stays informed about current market and competitor conditions that may impact the portfolio's occupancy and results.Oversees the sales funnel, ensuring an appropriate inventory of "ready" apartments, recommending rent pricing and concessions, and monitoring the day-to-day sales and leasing activities.Actively participates in the leasing process by generating and monitoring traffic, qualifying prospects, preparing tenancy documentation, and completing move-in/move-out and notice to vacate procedures following established policies and procedures.Monitors payments and chases outstanding rent arrears following rent collection processes to meet business goals whilst promoting tenancy extensions and other revenue streams.Develops capability of Team Members to meet key performance goals and future succession requirements.Experience & Skills: Experience in successfully driving leasing/sales performance and managing operations including P&L responsibility and budget monitoring within the property sector or similar environment.Experience in motivating a team and a proven track record in delivering service excellence in a similar management role/ environment.Call center management experienceUnderstanding of Sales or Leasing cyclesDemonstrable knowledge of relevant technology and processes of customer acquisition technologiesExperience of working with and driving action from consumer data.Experience in setting up and optimising B2C sales or service teams and processesDemonstrable ability to coach and mentor team members.A strong team player but capable of working autonomously and taking ownership.Fluent English verbal and written communication skills.Excellent organisation skills with the ability to multi-task and prioritise.Numerical skills are necessary to complete the above activities.Enthusiasm to deliver an exceptional experience to stakeholders and continuously improve knowledge of self and others.
