Purpose: The Real Estate Manager plays a pivotal role in the day-to-day operations and management of our real estate business in O&O;, Commissionaire and franchise business models. This position aims to ensure the efficient and profitable performance of our O&O; and partner properties, maintain positive tenant & partner relationships, and contribute to the overall success of the Levi´s B&M; DTC business.
Key Responsibilities: Contribute to the retail and real estate strategy for the assigned geography to grow the business profitably through excellent execution.Develop and grow Levi´s store portfolio through investigating, negotiating and closing deals for new Levi´s stores, across all retail business models: O&O;, Commissionaire and Franchise.Define and execute development plans, manage the relationship with Landlords including negotiations and drive the transition towards excellence in real estate management.Manage and constantly assess the existing portfolio of stores to improve profitability and brand visibility in the market.Achieve rent savings through re-negotiations and market expertise.Develop and manage projects budgets/capex in collaboration with the finance team.Analyze financial statements and implement strategies to meet or exceed financial goals.Lead the real estate portfolio in the region and ensure all needed projects are well prepared and presented for Retail Property Board approval.Proactively renegotiate, change and extend contracts of the existing stores portfolio.Develop and maintain contacts with Real Estate brokers, landlords, mall operators, and other contacts to ensure sufficient pipeline of potential store locations.Find potential locations for O&O; and partners and evaluate them both strategically and financially.Provide timely and accurate retail Capex and A&P; updates by individual project for the Region.Deliver visibility of the local business, customer, consumer & sell-through market intelligence.Propose and agree on the most locally relevant strategy to grow the Franchise footprint in the market.Find and develop new franchisees in line with Levi's requirements.
