Para obtener más información, visite //www.cushmanwakefield.es o siga a @CushWakeSPAIN en Twitter.As a Property Manager you will be part of a multidisciplinary team that manages real estate assets (mainly offices and logistics) for national and international clients.ESSENTIAL FUNCTIONS AND RESPONSIBILITIESResponsible for the management of a portfolio of real estate assets that will be assigned to him/her and for the coordination of the internal team working on them (e.g. technical, administrative, financial, marketing/customer experience and/or on-site staff, etc.).Main point of contact with the client in relation to the assigned assets. Thorough knowledge of the management mandate agreed with the client for its management and supervision of the tasks foreseen therein. Follow-up and supervision of the invoicing and collection of management fees.Ultimately responsible for reporting to the client, in coordination with the financial department, ensuring that all committed reports according to the management mandate are sent to the client in due time and form.Coordination of the preparation and supervision of the business plan for each asset in terms of income and expenses.Collaboration with other departments involved in the asset where appropriate.Coordinator and main interlocutor with third parties appointed by the owner: lawyers, valuers, tax experts, technical collaborators, etc.Coordination and/or participation in asset visits with appraisers, potential buyers, auditors, etc.Budget follow-up and control of expenses and ultimate responsible for the established budget compliance.Tendering and management of services ("soft services"): cleaning, security, gardening, waste management, LOPD, insurance, coordination of business activities, etc.Representation before public entities and organizations, where appropriate.Management and follow-up until closure of claims to be reported to the insurance company.Visit to the assets and follow-up of those carried out by the rest of the team involved.Control of the fulfillment of contractual obligations by lessees.Follow-up of the renewal of guarantees and the updating of lease bonds.Preparation and follow-up, in coordination with the rest of the internal team assigned to the asset, of the settlement of common expenses and meetings with tenants, if necessary.Delivery and reception of premises.Final review and approval of modifications / additions / deletions of contracts in the management system.Follow-up of debt recovery.KEY COMPETENCIESProactivity and leadership skills.Problem Solving/Analysis.Teamwork Orientation.Client oriented and able to communicate at different levels.Rigorous person with high standards of quality and operational excellence.Strong commercial profile with ease of relationship and negotiation with clients (owners, tenants, etc.) and suppliers.Driver's license.Willingness to travelEDUCATIONUniversity degree, preferably in Business Administration, Economics, Law, Engineering, Architecture or similar.English: high level both spoken and written.EXPERIENCEAt least 3 years of experience in real estate asset management in similar positions, preferably offices, retail and/or logistics.Knowledge of the applicable regulations regarding horizontal property, urban leases, etc.Please don't forget to attach your CV#J-18808-Ljbffr
