As land scout specialist, you will be responsible for the real estate activities required to develop the Spanish battery market.Key Responsibilities1. Identifying suitable sites for our developments by:- Understanding access and connection capacity available in the electrical grid, technical/environmental territorial regulations, and urban aspects to spot a potential new location before others do.- Using the land registry, planning portals and other sources to identify parcels of land that may be suitable for development and haven't already been progressed by another party- Identifying the number of third parties that would be involved in wayleaves, easements and servitudes for services- Having a great network of agents that bring opportunities to you- Screening inbound approaches to Field from landowners who have the appetite for a project on their land1. Screening prospective sites from a planning perspective by:- Using publicly available and commercial tools to assess key environmental constraints and designations- Assessing physical constraints including, but not limited to, topography, noise, access, drainage visual impact, and buried and above ground services- Commissioning third-party planning appraisals and environmental assessments as required- Undertaking site visits to familiarise yourself with the situation on the ground and to truth desktop assessments1. Engaging with land and estate owners to agree Heads of Terms by:- Utilising a range of tools and following your nose to find landowner details to make initial contact- Arranging onsite meetings to introduce yourself, Field and the idea of a project- Selling Field as a business and brand to gain an advantage over the competition in competitive land situations- Preparing and circulating heads of terms and associated plans- Negotiating heads of terms with agents and/or landowners, often in person1. Supporting our legal team in converting HoTs to Options by:- Regularly meeting landowners to build and maintain a good relationship- Negotiating commercial points landowners, agents and solicitors as they arise- Understanding and using commercial clauses to protect Field from a property and project delivery perspective- "Moving fast' and incentivising the stakeholder supply chain where appropriate1. Engaging land and estate owners to agree easements/servitudes for services by; - Following similar processes to those outlined above- Addressing key concerns and sticking points and finding solutions- Taking a commercially minded and pragmatic approach to your negotiations1
