Running the property and ensuring health and safety, security, functioning and appearance comply with the relevant company standards.
- Manage the rest of the property team in the residence.
- Conduct daily inspections, review service contracts and resolve maintenance/cleaning issues or liaise with maintenance contractors if appropriate.
- Enforce rules and regulations in line with the residence regulations as well as compliance with the signed lease agreements, including identifying any residents falling behind with payments and taking corrective action, including eviction if necessary.
- Resolve queries, complaints, resource allocation, and coordinate arrivals.
- Drive leads; lettings, sales, promotions strategies, revenue forecasting and rent collection, health and safety, tenancy issues, debt recovery, policy implementation and uphold maintenance and compliance standards, including completing maintenance tasks as necessary.
- Promote the needed sales and marketing actions as well as events among students to create an outstanding experience.
- Build community spirit and relationships with students, parents, guarantors, universities, student unions, landlords, lettings agents, suppliers and local authorities.
- Develop and maintain knowledge of market conditions and relationships in the local area and source new partnerships and revenue opportunities with gyms, restaurants, bars, shops, language schools, etc.
- Promote the safety, wellbeing and mental/physical/emotional health amongst residents and staff, including organising an internal calendar of events and conducting regular surveys and demographics analysis.
- Represent the company at social, sales and networking events and expand visibility of the brand with key local players.
- Promote the group's brand standards with stakeholders and within the wider local region, including boosting our social media presence and visibility.
- Review profit and loss accounts, costings and resident accounts regularly to improve revenue and ancillary income.
- Monitor compliance in key areas and report back to the relevant team in charge of compliance/assist with audits and processing lease incentives/letting documents.
- Train new recruits and upskill existing staff in our brand values and ways of doing things.
- Step up to any other challenges required, commensurate with the role.
- Support whenever necessary other areas of the operational activity.
- Punctual travel might be required for some commercial visits, training or team building activities, where overnight stays could be needed.
Minimum Requirements: - At least 5 years of experience in property management in the hospitality industry, ideally 3 in the student accommodation sector.
- Qualifications in property management or accommodation management would be a distinct advantage.
- Experience as a tradesperson.
- Excellent judgement, communication, relationship building and management skills.
- Ability to manage a team in a hospitality environment.
- Organised, hardworking, honest and enthusiastic.
- Hands-on, proactive attitude with practical/maintenance skills.
- Positive and empathetic attitude with strong commercial acumen and knowledge of property legislation.
- Reliable, collaborative and trustworthy with great people skills.
- Ability to manage the commercial aspects of running a location, such as balancing profit and loss or running revenue generators, such as a café or restaurant onsite.
- Computer literate (European Computer Driving Licence/Microsoft user level).
