GENERAL OBJECTIVE
Accountable to the Head of Facilities Unit, the Leasing Agent functions are to find a tenant and interact with relevant departments in this project definition and implementation.
The Leasing Agent is tasked with searching a tenant and with selecting and working with the selected entity to achieve the project objective. The goal is to rent the 1st floor of Carrer Zamora 54, where the current MSF HQ offices are located, optimizing price and timing considerations.
MAIN RESPONSIBILITIES Analyse the different rents possibilities of the 1st floor of Carrer Zamora 54, the urban and legal regulations that may affect its rent. Sourcing prospective tenants who fit MSF's values. Analyze the rent options as presented by the selected real estate entity, prepare and present clear reports to the Facilities and the Board for decision making. Represent MSF to external actors, as well as to potential tenants of the floor. Coordinate the necessary interactions between internal and external stakeholders. Consider MSF ethical principles throughout the process. Organize a process to select the real estate entity when needed with the best possible combination of characteristics and conditions to manage the rent of 1st floor of MSF HQ offices. Organize the preparation of necessary contractual documentation in accordance with MSF interests with the support of finance and legal counsel. Identify and anticipate the risks that may jeopardize project evolution. Meet prospective tenants, show them the available floor space, and conduct viewings. Follow up with prospective tenants through phone calls or emails to answer any questions they may have and encourage them to rent a unit. Present properties and services provided in a positive manner to prospective tenants. Ability to perform due diligence on the prospective tenant and complete report on risks in collaboration with different stakeholders and departments within the organization. Verify rental application data and reference. Manage tenant move-ins and move-outs, including conducting inspections and returning security deposits. The aim is to sound out potential clients, convert them into actual clients and achieve high occupancy rates. Keeping informed of the state of the property market. Negotiate lease terms and conditions and close deals. Prepare, in coordination with the Facilities team, the space to be rented, and different needs related with the HQ building. SELECTION CRITERIA Capacity to identify, measure and mitigate the risks associated with a project. Knowledge and/or experience of real estate. Experience in budget/cost management. Computer skills. Fluency in Spanish and English. CONDITIONS Position based in Barcelona. Temporary contract of 3 months with possibility of extension. Full time. Annual gross salary: HQ -2C level - €32,198 (divided into 12 monthly payments) + secondary benefits based on MSF OCBA Reward Policy. Starting date: Beginning of November.
