Prologis is seeking Associate Development professionals for our Madrid market. This role offers a unique opportunity for construction and real estate professionals with 2+ years of experience to join as Associate Development, or for those with 5+ years of experience to step into the role of Development Manager. These positions provide the chance to shape the future of logistics real estate developments while collaborating with diverse teams at our European Headquarters.
As part of our Development team, you will be responsible for overseeing projects ranging from 5,000 to +100,000 sqm, ensuring that our properties meet Prologis' high-quality standards.
This role will be responsible for the overall coordination, implementation, execution, control, and completion of various levels of construction projects within the logistical development sector. In addition, the candidate must have the ability to interact with all levels of management to ensure the success of the project from start to completion, including securing the business.
Key responsibilities include: Managing development activities such as land pursuits/acquisitions, entitlement services, and the design and construction of industrial/warehouse facilities.Leading a team of architects, consultants, and contractors to develop a wide variety of logistics projects reviewing specifications, construction budgets, and schedules.Proactively and independently managing and monitoring the construction process of multiple projects in various phases, from project initiation to completion.Developing budgets, defining risks, and tracking costs, both hard and soft costs for land, infrastructure, and building construction for Build to suit and speculative building developments.Analyzing and reviewing designs and proposals to match Prologis standards, ensuring compliance with local regulations.Collaborating with internal teams, including Capital Deployment, providing technical advice on customer-facing tasks.Overseeing the permitting process and all necessary approvals from local authorities.Maintaining strong relationships with all stakeholders, both internal and external.Researching design and construction innovations and value engineering opportunities.Ensuring customer satisfaction and exceeding customer expectations on each project.Specific duties: Partnering with Capital Deployment in evaluating land and building acquisitions and dispositions.Hiring and managing design professionals and consultants.Preparing vendor requests for proposals (tenders), analyzing/aligning bids, and making award recommendations.Scheduling, budgeting, and planning development.Performing regular on-site monitoring and quality control functions.Reviewing and tracking project invoices to ensure amounts align with adjusted contract values.Leading/assisting project municipal approvals process.Providing conceptual and pre-construction estimating for all aspects of development.Regulating on-site inspections of progress, safety, and quality.Leading and managing all aspects of land and vertical development.What's needed in order to do that: Associate Development: Minimum of 2 years in a similar role within the logistics construction or real estate industry.Development Manager: 5+ years in a leadership role in the same field.Bachelor's Degree in Engineering, Construction Management, Architecture, or a related field.Interest in sustainability and innovation, development, acquisition, and disposition processes.Understanding of building laws, permitting process, construction management, variation control, cost tracking, quality control, tendering, budgeting, and permitting processes.Project management or site manager experience preferred.Proficient with or ability to quickly learn new technologies.Ability to travel up to 50% of the time.Fluency in Spanish and a strong command of English.People First As a successful global enterprise, Prologis has never lost sight of what matters most - our strong belief that our people are the most important part of our business.
