Position Summary: Develops and maintains a high level of skill in all phases of general maintenance. Performs general maintenance including plumbing, painting, electrical, HVAC, hazardous material abatement, apartment turn-over, and appliance repairs in accordance with company standards, and in conjunction with management staff.
What You'll Do: Promote positive, proactive resident interactions that provide a high-quality, Irvine Company experience.
Fulfill resident service requests, unit turns, and preventative maintenance work throughout the apartment community.
Ensure community common areas and grounds are maintained according to Company standards; conduct inspections, and identify and resolve any hazards.
Maintain inventory of parts and appliances; conduct general maintenance and maintain the orderliness of facilities.
Complete preventive maintenance on the property and required systems and equipment.
Perform Porter functions as necessary.
Perform work using safe work practices. Ensure completion of safety training and actively investigate and mitigate risks.
Smaller Communities: Duties include completing both maintenance service requests and turnover of apartments. You may work alone.
Larger Communities: You may work on a team that completes maintenance service requests or turnover of apartments.
Minimum Qualifications / Other Expectations: Education & Experience:
High School Diploma or equivalent work experience.
1 year general maintenance experience; Expertise in plumbing, electrical, HVAC, appliance repair and apartment turnover preferred.
Other:
Valid driver's license; valid vehicle insurance.
This role requires the regular and frequent operation of a vehicle, as defined in the Company's MVR policy, and is part of the essential duties of this position.
Ability to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability a plus.
On call required for after hours emergencies; Schedule may require work on weekends, holidays and evenings.
Regular, consistent and timely attendance required.
Ability to move in and out of a variety of positions which include the following: sitting, standing, walking, squatting, stair and ladder climbing, kneeling, belly crawling, overhead reaching, lifting, carrying.
Ability to push and pull up to 118 pounds of force.
Ability to lift below waist up to 70 pounds and above waist 36 lbs.
Must complete and pass pulmonary exam and respirator fit test.

Compensation: Base Pay Start Rate: $29.40/hr. Service Technician in Training Rate: $26.40/hr. The Company also offers competitive benefits for full time employees including paid time off, matching 401(k), and health benefits.
