Job Description
This senior role is accountable for the effective management of various types of projects, including new resort development, villa refurbishments, sales center delivery and renovations, and both developer-owner and COA-owned Capital Assets (Real Estate Fixed Assets) of resort properties.
This role acts as single point accountability for delivering a portfolio of projects on schedule, within budget, in compliance with brand standards and for developing and managing an overall project execution plan with a focus on problem avoidance, the delivery of cost-effective predictable results, and the marshalling of appropriate resources required to enable the achievement of the brand's business goals and objectives.
Duties will include:
Scheduling
Design
Cost management
Value engineering
Development of Procurement Consultant
RFP's (Request for Proposals)
Evaluation of proposals
Selection and management of those teams
Product development
Bidding and price negotiation with vendors
Purchasing
Delivery and adherence to design and technical brand standards, within budgetary and schedule constraints
The candidate will be responsible for establishing and maintaining brand standards by facilitating consistent approach to products processes, assessments, planning, and implementation resulting in improved cost structures service and spend.
The Successful Applicant
- Four-year college degree with 4 years of formal engineering or architectural training and at least 5 years of building construction experience required.
- Experience in leading, managing, and coordinating design, construction, and other professionals.
- Experience in legislative/jurisdictional approval processes.
- Thorough knowledge of construction cost, scheduling, estimating, and engineering principals and techniques, as well as accounting principles.
- Familiar with various construction methods and materials, their characteristics, installation procedures and tolerances.
- Familiar with building codes IBC, NFPA, NEC, ASME, ANSI and I-CODES (ICC)
- Strong computer skills and familiarity with Microsoft office suite of programs.
- Knowledge of Gantt Project software (either Primavera or Microsoft Project).
- Very strong English oral & written communication skills are a must.
- Effective interpersonal and communication skills, within a project management-oriented team-based environment.
- Experience in working with Designers and Project Managers and the ability to comprehend and critique design and contract documents.
- Detail-oriented self-starter with the proven ability to manage multiple projects in a dynamic, changing environment.
- Proficiency with Microsoft Excel and Word and Project.
- "Peoplesoft" experience preferred.
- Established knowledge and understanding of region strongly preferred.
